Are you in the market to buy a new property? It’s an exciting time, but it can also feel very overwhelming because of the different options out there. Do you purchase a new construction home or an existing one? In this blog post, I’ll share some things to consider as an industry professional and provide insight so you can make the right decision for you and your situation.

The Many Advantages of New Construction
There are some great advantages to buying a new construction home. These include modern and well-thought-through floor plans, personalized finish options, customizable layouts, smart features, better energy efficiency, lower maintenance because everything is new, warranties, and even more! Some people may find the material and finish options too limiting, but they are great for those who need a little design direction.

Key Drawbacks of New Construction
Now, let’s look at the negatives of new construction homes. Typically, new construction homes are more expensive than existing ones. This is due to their being in the construction phase of the house. There may also be longer commutes to consider (due to the location of new construction homes) and uncertain timelines, which can prove difficult and stressful if you’re trying to sell an existing property.

Compelling Benefits of Existing Homes
Alternatively, it may be better to purchase an existing home! Some of the advantages I see from a professional standpoint are that they are near enough ready-to-move-in and are placed within well-established neighborhoods. Existing houses tend to be a lower-priced option that can similarly provide a better choice of location. From a design view, existing properties come with historical charm and architectural details that you don’t find with new construction homes!

Notable Drawbacks of Existing Homes
The downside of existing properties is that many have outdated floor plans that no longer work for modern life. There is a lack of technology, modern features, and energy efficiency. You should also be aware of and on the lookout for areas of existing homes that require repairs or maintenance, as these will be added ongoing costs to factor in.
